The past year at Jasper has been one of remarkable progress. From new programs and partnerships to updated amenities and increased participation in events, 2024 highlighted how Jasper continues to thrive. Residents celebrated milestones and embraced new opportunities to connect.
This annual report reflects the collective efforts of residents, partners, and the Jasper Community Life team in making Jasper a unique and desirable place to call home.
Community Growth
Superb Food Co.
The Café and Bar + Grill continue to delight the taste buds of both Jasper residents and visitors. With net sales up 72% over last year, it’s clear their offerings are a hit. March marked the launch of their popular weekend brunch service, adding even more reasons to dine.
Builder Partners
Home sales remained steady despite challenges in the market. Builder partners Capstone Homes and Mandalay Homes welcomed potential buyers to 10 model homes and closed on 107 homes in 2024. New home construction continued in neighborhoods J3(B), J7, J5 and J6.

The Flats at Jasper
The Flats at Jasper, a single-family rental community located with Jasper, had a busy year. Their team gave 245 tours, received 211 applications, and had 162 move-ins.

Signature celebrations
Jasper’s signature celebrations brought the community together in memorable ways in 2024.
Legacy Day (May 10) welcomed 228 attendees to celebrate Jasper’s history. Family and friends gathered to listen to live music, capture fun memories in the photo booth, and witness the unveiling of the Wilkinson Courtyard plaque. Three neighbors recognized as Jasper Gems were gifted a keepsake hat.
Fall Frolic (Sept. 21) drew 338 attendees to the Grand Lawn for pumpkin decorating, face painting and live music by the Lisa Mitts band. Eight contestants vied for the coveted Chili Champion trophy, voted on by their neighbors. A seasonal feast and beer sampling were favorites among those who attended.
In December (Dec. 20), Holiday Spectacular: Homes for the Holidays featured a tour of ten homes. The 268 attendees enjoyed festive performances by the Dickens Carolers and resident performer, Gino Soberanis, and a champagne toast to holiday cheer.

Fitness Upgrades
A fitness focus group was formed to help guide changes and updates to the Fitness Room and Movement Studio. Members of the group offered suggestions to make the spaces more comfortable and provided suggestions for additional equipment.
A quarterly fitness orientation was introduced, led by a fitness instructor, to ensure new members feel confident operating the equipment and to avoid injuries from improper use.
New classes: Water aerobics, Zumba, WalkFit, Swim Lessons, Circuit Training, Balance & Functional Fitness, Yoga on the Lawn, Restore, Revitalize & Rejuvenate
In addition to classes added in 2024, two special event socials were hosted. Participants were able to connect with one another off the courts and out of the pool.

Philanthropy in action
Through Jasper Trailblazers, the community demonstrates a strong commitment to supporting local non-profits. By partnering with organizations that address critical needs, residents are empowered to make a meaningful impact in the quad-cities area.
In April, Jasper hosted a Volunteer Appreciation Luncheon to celebrate the dedication and contributions of nonprofit organizations. Organizations were able to connect with residents and outstanding volunteers were recognized for their selfless giving.
Key partnerships:
- Destiny Restoration Center: Hosted volunteer training at J Club to raise awareness for victims of sex trafficking.
- Pedal Forward: A Jasper Leadership project group organized a fundraiser during the Fall Frolic.
- Real Hope: Residents donated toys for local families at the Holiday Spectacular.
- Yavapai Food Neighbors Project: Volunteers collect food from neighbor’s doorsteps every other month to stock local food banks and food pantries.

Architectural design reviews ensure the aesthetics of the community are upheld and the distinctive look of Jasper is maintained. The operations team reviews submitted applications alongside the architectural review committee.
The most requested modifications were rear yard modifications, additions of paver walkways and trash can pads, installation of pergolas and security screen doors.
