What is the minimum lease duration for a rental property in Jasper?
The minimum lease for a rental property in Jasper is 180 consecutive days, or six consecutive months.
A home cannot be rented out during the first 12 months of ownership. Homes in neighborhood 2E (JP7, lots 599-652) are excluded from the 12 month waiting period.
Why are residential leases shorter than 180 days (or six months) not allowed in Jasper?
Jasper is defined by its diverse residents who not only know each other but are personally and emotionally connected to one other and the community. It’s a place to put down roots and celebrate traditions that bring neighbors together year after year. When it becomes a place where tenants are here for a very short while, it becomes much more difficult to foster that special community connection.
Can I rent out a room in my home?
No, your home must be rented in its entirety. Individual rooms, floors, or other areas within your home may not be separately leased.
Can I post my home for rent on a site like Airbnb or VRBO?
Since short term rentals are prohibited in Jasper, your home cannot be advertised on vacation rental or short-term lodging sites. Similarly, homes cannot be used for the operation of timeshares, fractional ownerships, or similar programs, where participants rotate usage of the property.
Do I need to let the Jasper Community Association know that I am renting out my home?
Yes. Within 10 days of signing a residential lease, as the property owner, you will need to notify the Jasper Community Association and provide a copy of all signed documents. Please use the new tenant registration form to submit this information.
Can tenants register for the resident website?
Yes. Tenants may register for the resident website, jasperresidents.com, so that they can get information about neighborhood events, clubs and groups, and other activities. Before tenants can register on the site, however, the owner or property management company will need to fill out the new tenant registration form. Once that’s completed, the tenant will receive an email letting them know they can now register for the site.
Can I rent out a separate space in my home if the lease is longer than six months?
No. The lease of separate spaces at your home or property is prohibited for any length of time.
Do tenants have access to resident-only Jasper amenities (e.g., dog park, trails) for the duration of their lease?
Yes. Renters may have access to the same amenities as the property owner.
How do tenants get access to J Club amenities?
On the new tenant registration form, homeowners indicate if they are transferring their J Club membership to the tenant. If so, the tenant will need to complete a J Club access agreement and are bound by and need to follow all J Club rules and regulations.
What if I believe there is a property in the neighborhood that is being used as a short-term rental?
If you believe there is a residential property being used as a short-term rental, you may submit a community concern form, which will go to the Jasper Community Life team. After you submit the form, you will receive an email receipt and info on how the concern will be addressed.
Keep in mind, it’s Arizona law (ARS 33-1242 and 33-1803) that any complaint submitted to the Jasper Community Association cannot be made anonymously. If you’re reporting a violation, you’ll need to include your first and last name, which could be shared with the involved party.
What if I’m having a problem or notice concerning behavior with tenants at a rental property in the neighborhood?
If you witness criminal activity or have a complaint related to noise disturbances, disruptive gatherings, etc., please contact the Town of Prescott Valley Police Department via 911 or their non-emergency line, 928-772-9267. If you have concerns related to the condition or upkeep of the rental property, please submit a community concern form.
