Each quarter Jason Gisi, president of Jasper Eco Dev LLC, provides residents with an update of what’s happening in the development of Jasper. Listen as Marlo Dykeman asks questions, submitted by Jasper residents, and gets answers on upcoming phases, road connectivity and more.

Road connectivity
Part of the agreements between Jasper Eco Dev LLC (JED) and the town of Prescott Valley include connective roads to be paid for and built by the developer. Upon completion and inspection of these roads, they are turned over to the town to be maintained. Santa Fe Loop is an example of a connective road that has been built and turned over to the town.
Jasper Parkway to Highway 69
The estimated date of completion for this connection is summer 2024. Utilities (water, sewer, power, and gas) need to be laid underground before JED can complete the road. A portion of the road will travel through the Glassford Hill open space creating a scenic drive.
Alcoma Avenue to Tuscany Way
This connect road is part of phase five development. There is no estimate for completion now, but phase five development is expected to start in October 2024.
Jasper Parkway to Dells Ranch Road
Long term plans call for Jasper Parkway to connect to the north at Dells Ranch Road. This will allow easier access to Highway 89 by way of Granite Dells Parkway.
New builder
Ecco Homes will begin building homes in Jasper in phase five. These homes are expected to be offered in the price range of $500,000 to $900,000. With the homes in phase three situated on premium lots — great views, proximity to open space, and connectivity to Jasper Parkway — there is a need for homes that are affordable and appeal to a wide range of potential buyers. The goal is for Jasper to offer three to four price point options at any given time.
New amenities
The 2023 economy proved tough for home sales and operational budgets. Once homes sales pick up and operating losses lessen, the first two amenity priorities are a play structure with shade and improving the dining experience at the Bar + Grill. A liquor license is being pursued for the Bar + Grill.
Trailhead at Jasper Parkway
Plans for the buildings at the trailhead are under review with Prescott Valley. The new trailhead will include 50-60 parking spaces, shade structure, restrooms and a water refill station.
Long term vision for Jasper
The Jasper development is a 20-year plan. There are so many variables that come into play over 20 years, however the original vision for a unique, highly desirable master-planned community will not change. JED will continue to offer a variety of home choices to make Jasper a favorable choice for homebuyers. As development is looked at and planned in the northern phases of Jasper, a gated, age restricted section is not out of the question.
